Garage Doors: A Must for Your Home Renovation

If you’re considering a major home renovation project, think long and hard about what you want to do and how much it will cost – especially if you plan to sell your house and think your improvements will boost the price enough that you’ll cash in.

These days, it doesn’t work that way, especially in the current housing market. Often, the emotional impact of the way a property looks is equal to, or more important than, the amenities.

An article from The Philadelphia Inquirer recently stated, homeowners looking to invest in home improvements, especially those who plan to renovate in an effort to make their home attractive to buyers, are warned against renovations that don’t return on investment. Amenities and high price additions are warned against, as potential buyers may or may not “get it.” Improvements that get the OK include new paint, new floors and an updated garage door.

According to the real estate agents interviewed, small, inexpensive changes that make a big impact – like a garage door– brings more reliable returns. In fact, according to Remodeling magazine’s Cost vs. Values report, spending $1,500 on a garage door can yield a $1,168 ROI – nearly 80 percent.

In fact, garage door replacements top the list of home improvements that create a good ROI – netting the No. 1 spot. This improvement comes above roof repair (56 percent ROI), major kitchen remodel (64 percent) or a bathroom addition (48 percent) — all much higher-cost projects.

There are no guarantees, of course. And, as a general rule, real estate agents say, smaller changes that show better bring more reliable returns.

Garage Door Tips for Renovators

If you are renovating your home, it is quite likely that at some point you’ll decide to improve on the garage doors.

Those doors do, after all, make up a large share of the visible section of your house, and naturally you want them looking their best. Maybe you’re adding an entire garage to your home, or completely rebuilding one. Maybe you have a garage, but the garage door is totally decrepit and in need of a replacement from scratch. Maybe you have a perfectly serviceable door, but you’d like to investigate improving it.

If you fit any of those descriptions, you’ll find a few tips on how to fix up your garage door.

Replacement or Upgrade

Suppose you’ve moved into a house with a working manual garage door, and you’d rather have an automatic door

. You have two options: live with the existing doors or adapt the existing garage doors by adding an automatic opener. Maybe even a third option. A new garage door and opener!

Adding an external motor to open and close your existing garage doors is unlikely to get you the smooth performance of a newly installed garage door. You will have something that is perfectly acceptable for normal use. It will also be less expensive than starting from scratch. Finally, it will be in keeping with the style of the rest of your home, assuming that the previous occupants had at least a little consideration for the appearance of the building.

What about a second scenario? Your home has a garage, but the garage door is useless. It’s not uncommon to move into a house where the garage has been used as a storeroom, and find that the garage door hasn’t been opened for years. In such a situation the garage doors’ mechanism is likely to be rusted and the garage door is unusable.

Fortunately, it isn’t hard to replace a garage door on an existing garage. You also don’t need to worry much about non-standard sizes and shapes of garage. If you’ve got a house that you want to renovate, it’s quite likely that you have some strong ideas about how you’d like to make it look. Don’t let your garage doors get in the way of that. In other words, don’t settle for doors which look as though they are just the ‘standard model’. Be adventurous, and dare to demand something that compliments the look you are planning for your home. Many different designs are available today and made in almost any design you can imagine with a variety of materials including steel and wood, the two most common materials.

So dream a little before you invest in your garage door.
