A varnish is a really difficult product to maintain because when it fails, you have to strip the wood back down to the bare wood and you have to re-start the process from scratch and that becomes cost-prohibitive for these doors. Resin-based products are easier to clean. New product can also be applied directly over the old.

Whether or not you decide to replace your garage door, it’s important to make sure it at least is working properly.

Besides the garage door looking good, it’s really an appliance on the house that has to operate efficiently, reliably, and without [failure] every single day. The key concept to remember is that a garage door shouldn’t just house your car and all your stuff that won’t fit in your home. Instead it should help to entice buyers to want to see more of the house.

When it comes to remodeling, Americans are thinking small. It’s a reflection of the times we live in, according to Remodeling Magazine, a trade journal that each year conducts an extensive study of the typical costs of home-remodeling jobs, compared to ballpark estimates of how much of those expenditures homeowners would recoup at sale time.

The short version: Economic realities have generally snuffed out over-the-top kitchen remodels and room additions in favor of more modest jobs.

In broadest terms, the average return on investment of a remodeling project this past year at sale time was 60%, vs. 64% last year. The magazine studied tightly defined jobs on a national and regional basis, as well as for many cities. The study was conducted in collaboration with the National Association of Realtors, whose members offered payback estimates based on resale’s in their geographic areas.

The top five “moderate projects” with the strongest payback at resale time, returning 72% or more of their cost: steel entry-door replacement (at a cost of about $1,200); garage-door replacement ($1,000); wooden deck addition ($11,000); replacing 10 insulated, wooden windows clad in vinyl or aluminum ($12,000); an attic bedroom addition ($51,428).

The best bang for the buck was garage-door replacement. It was the first time that project had appeared in the survey, though it made sense because consumers seem to have a strong interest in curb-appeal projects these days.

According to the real estate agents interviewed, small, inexpensive changes that make a big impact – like a garage door– brings more reliable returns. In fact, according to Remodeling magazine’s Cost vs. Values report, spending $1,500 on a garage door can yield a $1,168 ROI – nearly 80 percent.

In fact, garage door replacements top the list of home improvements that create a good ROI – netting the No. 1 spot. This improvement comes above roof repair (56 percent ROI), major kitchen remodel (64 percent) or a bathroom addition (48 percent) — all much higher-cost projects.

There are no guarantees, of course. And, as a general rule, real estate agents say, smaller changes that show better bring more reliable returns.

Recycling Garage Doors

Frame a Compost Pile or Garden

Garage doors can provide the perfect frame for a raised garden or a compost pile. Separate the door into the individual panels to form the walls, and cut one in half to form the back. Next, dig a small trench to partially bury the panels, then place them standing up to create your frame.

Leave one side open if you are making a compost pile so you can easily roll a wheel barrow in. If you are making a raised garden close off all sides then fill with dirt.
Some garage doors are painted, so be sure to scrape down and sand to remove the paint to keep your garden or compost pile clean.

Create a Green House

If you have a garage door in Cleveland or another area that gets cold, this is a great idea. Turn your old garage door into a mini green house. There are some limitations to this idea, as a steel or vinyl garage door just is not going to help protect against the cold. But if you have a wood or wood composite garage door this really works great.

If you are somewhat handy you can easily do this with a table and jigsaw, some Plexiglas, and screws. On particularly cold nights you may want to consider adding some hay or straw around your plants for extra protection.

Garage Door Headboard

You might want to check with your significant other or roommate before doing this, and it probably won’t work if it’s a newer garage door that looks mass produced, but consider making a headboard out of your garage door.

Back in the day, before they started using vinyl and steel, garage doors were made of fine quality woods like cherry, chestnut, and mahogany. If you have one of these, sanding it down and placing it as your headboard can be a nice room accent. It just goes to show how a little creativity can go a long way when it comes to reusing our old stuff.
