Garage Door Emergency Release Latch

Well you probably don’t think about the electricity cutting out in your home. If it happens to you, how can you get your garage door open? garage door release

No need to worry, there’s a solution to your problem.

Garage Door Openers have an “emergency release latch” mechanism that allows you to operate the garage door manually in the event you lose power.

The carriage is the part of the opener to which the door arm connects. The carriage locks around the opener trolley during normal operation. Once the power comes back on it is necessary to reengage a garage door opener to the door. The process is generally the same among all the garage door opener manufacturers.

To do this:

  1. Locate the release mechanism. Somewhere along the track between the motor and the door should be the drive carriage and a release mechanism with a cord hanging down. Usually it will be closer to the door assuming it is closed. If the power is out and your garage is dark, you may need to use a flashlight to help you see.
  2. Pull the handle to release the carriage. It may take a little force especially on an older opener that might be stuck. Pull all the way until it stops to be sure it is completely released. If not fully released, attempting to manually open the door could damage the opener.
  3. Manually open the garage door. Now the garage door should be able to freely open and close. Be aware that anyone will be able to open the door from outside. You might want to use a latch if this is not a temporary solution.
  4. Re-engage the automatic door opener. Once the power has been restored or the opener has been repaired, pull the release cord again to make sure it is fully open. Manually raise or lower the door until the carriage locks into place. Verify that the opener works as expected.

Lifting up a garage door is a trivial action for the majority of us; nonetheless, utilizing the emergency release latch can turn out to be a daunting task for the elderly or the young.  There is an alternative.  A battery-operated power backup is a proven and effective solution; although, it does come at a price.  Essentially, the battery backup is powered by the mains when not in use and kicks in automatically when required.  Due to the fact that it is battery operated, it has a limited number of uses before recharging is required – an important note for those prolonged power outages.

Garage Doors Open Up Homes to Curb Appeal and Value

Garage doors just aren’t what they used to be. The garage door is a fundamental part of the blueprint, structural design and sanctuary of a home. The garage door is one of the most important visual features of a home, representing up to a third or even more of the front. They are now eye-catching, beautiful and — dare we say it? — even “cool.” In a marketplace where enhanced curb appeal, residential diversity, and neotraditional architecture are in demand by municipalities, we’re seeing an onslaught of more unique garage door styles, especially steel, three-section, carriage house-style garage doors.

Carriage house garage doors help us recall the charm of that turn-of-the-century swinging barn-door style, behind which hid a jaunty horse-drawn carriage. Today’s doors may look attractively retro, but they are also durable and they open overhead like any other modern sectional garage door.

Original carriage house doors were made of wood. Garage doors today are made from various materials including wood, composite and steel. Each type offers its own benefits, characteristics and costs.

Most homeowners want affordable beauty with low maintenance. That means a moderately priced, steel, carriage house garage door. Because they are all steel, all the parts expand and contract at the same rate, preventing misshaping of the door. All-steel doors with steel plant-on boards also provide design shadows more readily visible from the curb. Stamped or raised-panel steel doors can only emboss designs to a certain depth, creating less dramatic shadows. This “curb appeal” is what homeowners are looking for more and more consistently.

Homeowners are driving the curb appeal trend by actively expressing their dissatisfaction with living in cookie-cutter housing that cannot show the personality of the owner. With the same front elevations, same tile roofs, same color schemes, and same garage doors, neighborhoods can look plain and uninteresting. Add a few touches of curb appeal — with decorative rock, windows, shutters, wrought iron, or an expanse of unique carriage house garage door — and neighborhoods grow beautifully in character and value.

Carriage house garage doors offer hundreds of design choices which can complement other artistic elements in a home’s elevation such as window shapes, shutters, and trim. In choosing the look of the door, builders can choose among multiple designs using “plant-on” board; solid arches; window treatments; and decorative hardware.

All it takes is one visit to a project using carriage house garage doors to see the future of the industry. No curb appeal product can more effectively enhance the diversity and value of a home than a carriage house garage door.

Don’t Overlook The Garage When Getting Your Home Ready To Sell

There’s a lot of talk about curb appeal being the driving force drawing buyers into your home. It makes sense. If the house looks a mess from the outside, what buyer would want to set foot inside?

Well, maybe your house isn’t quite a mess. You have taken the time to fix-up the landscape, power-washed the house, and even painted the mailbox. But did you overlook what can be the biggest eyesore — the garage? It’s the largest architectural element on the house. So it really, in this day and age, is impossible to dismiss the garage door as an important architectural element.

But the garage door is more than an architectural element. It can be a trigger point for buyers. They’re driving down the street in a tract-home neighborhood and suddenly they spot a custom wooden garage door. It’s striking and different and often gives them reason to stop and take a closer look, maybe even come inside.

If you have a house that has a nice garage door, it sets the stage for the fact that everything else in the house is going to have attention to detail and it really does differentiate homes that are on the same street. With some exterior paint and a unique garage door, the house really becomes a semi-custom house. Swapping out an old steel-style, raised-panel garage door that once was so very traditional is a huge improvement to a home.

It is interesting that you would go past these $5 or $6 million houses where the architects and designers pay such critical attention to detail to the stucco color, the stonework, and the rooftop. Then for the biggest element, they would just put this wide raised-panel steel door because the consumer wasn’t educated on how important the garage door can be in really just buttoning up and completing the design of a house.

However, these days, custom wooden doors aren’t just for multi-million dollar homes. People in tract homes are making the switch either for their own benefit, a faster sale, or a potential gain in the value of the property. There is definitely an increase in the property value commensurate with the investment that you make in the garage door. And then there is the perceived value. For every $5,000 of door that you put in, you get four times that dollar in perceived value.

What makes wooden garage doors so special is not only the escape from conformity but also the fact that they function like traditional automated steel doors. They work exactly like a standard upward-acting sectional garage door. They segment on a track and they use a conventional residential garage door opener. Only from the front elevation do we try to design the doors to look like they’re the old fashion carriage garage doors that swing open.

The added decorative hardware, including handles and hinges, helps create the effect of an old-fashioned-garage door.

But not every garage door works with every style of home. You should really take a close look at your architectural style before you decide on the right garage door. Homeowners should match their home architecture to a garage door that is architecturally congruent. That way you’re making the whole house just look that much more custom and fitted.

Then next vital thing to look for in custom doors is to choose the appropriate material. It’s very, very critical that the lumber you select is designed and can last and can be durable for an exterior application. Typically that lumber would be mahogany, cedar, or redwood. Teak also works well outside but is very expensive.

You should also note that with wooden garage doors there may be a little more maintenance depending on how much sun exposure the door gets. It’s recommended that you use a resin-based product to finish the garage door rather than a varnish. A varnish is a really difficult product to maintain because when it fails, you have to strip the wood back down to the bare wood and you have to re-start the process from scratch and that becomes cost-prohibitive for these doors. Resin-based products are easier to clean. New product can also be applied directly over the old.

Whether or not you decide to replace your garage door, it’s important to make sure it at least is working properly.

Besides the garage door looking good, it’s really an appliance on the house that has to operate efficiently, reliably, and without [failure] every single day. The key concept to remember is that a garage door shouldn’t just house your car and all your stuff that won’t fit in your home. Instead it should help to entice buyers to want to see more of the house.

Garage Doors: A Must for Your Home Renovation

If you’re considering a major home renovation project, think long and hard about what you want to do and how much it will cost – especially if you plan to sell your house and think your improvements will boost the price enough that you’ll cash in.

These days, it doesn’t work that way, especially in the current housing market. Often, the emotional impact of the way a property looks is equal to, or more important than, the amenities.

An article from The Philadelphia Inquirer recently stated, homeowners looking to invest in home improvements, especially those who plan to renovate in an effort to make their home attractive to buyers, are warned against renovations that don’t return on investment. Amenities and high price additions are warned against, as potential buyers may or may not “get it.” Improvements that get the OK include new paint, new floors and an updated garage door.

According to the real estate agents interviewed, small, inexpensive changes that make a big impact – like a garage door– brings more reliable returns. In fact, according to Remodeling magazine’s Cost vs. Values report, spending $1,500 on a garage door can yield a $1,168 ROI – nearly 80 percent.

In fact, garage door replacements top the list of home improvements that create a good ROI – netting the No. 1 spot. This improvement comes above roof repair (56 percent ROI), major kitchen remodel (64 percent) or a bathroom addition (48 percent) — all much higher-cost projects.

There are no guarantees, of course. And, as a general rule, real estate agents say, smaller changes that show better bring more reliable returns.

The Crib® and a Garage Door

You have to love the idea of using garage doors for various reasons.

However, having this feature on this project is unique. Not only because it instantly opens up the inside of a house to the outdoors but also due to the uniqueness of the project.

So this is architect Jeffery Broadhurst’s off the grid project in West Virginia called The Crib®.  It was designed in response to the popularity of another small building, the award-winning Shack at Hinkle Farm by Broadhurst Architects, Inc., that was completed a few years ago. It became apparent that many people identified with and were interested in a small shelter that could serve as a weekend retreat, as a home yoga studio, as a backyard home office, or in multiples as cabins at an eco-resort.

This new building takes its basic form from traditional American corn cribs which were common farm buildings that served to store and dry corn as well as protect it from rodents. Here the form is realized by the use of a shop-fabricated galvanized steel bent structural system as a nod to traditional wood timber framing and with the structural simplicity of a common scaffolding system. Manufactured wood beams connect the bents. Structural insulated panel (SIP) floor and roof systems, wall panels of unpainted heat-treated native (and fast growing) poplar and recyclable translucent insulating multi-layer polycarbonate sheets make up the structure’s skin. The prefabricated wall panels are weather-stripped and clipped into the framework. The simple structural concept of The Crib allows considerable flexibility in the length of the building and degree and type of outfitting.

The simple structural concept of The Crib allows considerable flexibility in the length of the building and degree and type of outfitting. The Full Crib is a 250 square foot habitable space suitable for weekend recreational use, backyard home office, studio, or guest cottage. The two outdoor decks increase the livable area to about 370 square feet. The building can be elevated on an enclosed foundation to house a bathroom and mechanical and storage spaces, or guest room (increasing the total area to about 500 square feet), or may be supported by four simple concrete piers in other locations and circumstances. The building can be heated with a small propane-fired stainless steel fireplace and/or an electric or hydronic radiant floor system. Solar hot water and photovoltaic’s can be integrated into the structure.

The option of a small well-outfitted “kitchen in a box” allows for many of the comforts of home. The building is designed to resist rodents, bears, and undesirable visitors by securely closing down when not in use. Wood shutters secure any ground-level openings; an awning swings down to form a storm door to cover the glass door/wall, and the aluminum stair system hinges up off of the ground and locks in an inaccessible position.

The Crib includes a small entry deck and a larger deck space on the opposite side that extends the habitable space in favorable weather. This deck is accessed through an insulated glass garage door that allows a connection between the interior of The Crib and the landscape.

Recycling Garage Doors

A garage door is built to last a long time, but eventually it will need to be replaced.

If you plan to install a new garage door, don’t simply send your old garage door into the dumpster along with unusable trash. With a little bit of ingenuity, you can recycle your old garage door, giving it new life instead of sending it to a landfill.

Consider the garage door’s materials. Wooden doors can be broken into firewood or used for other projects where the wood’s appearance isn’t primary. Metal doors can be brought to junkyards or used as shed walls or shelters for tools and outdoor animals. Be creative and you can find lots of new uses for an old door.

Check with your contractor. Most companies will break down and recycle the parts of the garage door that can be recycled. Some may even refurbish and sell your old door as a “Used Garage Door”. But there is another option. You can re-purpose your old garage door.

Look up your local authorities on trash and recycling. Many larger items can be left at the curb with a special permit to be recycled by the same folks who pick up your regular tin cans and glass bottles.

List your door in online and newspaper classified ads. Perhaps you’re eager to get rid of your old garage door, but many sites offer recycling for people looking for used items. Just be sure to consider how you can transport the door and how long you’re willing to wait for someone else to snatch it up.

There are many ways to reuse your garage door. The possibilities are truly endless. Following are just a few of the many inventive and creative ways some people have reused their garage doors.

Frame a Compost Pile or Garden

Garage doors can provide the perfect frame for a raised garden or a compost pile. Separate the door into the individual panels to form the walls, and cut one in half to form the back. Use metal cutting shears if your door is made of aluminum or steel, or a circular saw if the door is wood. Next, dig a small trench to partially bury the panels, then place them standing up to create your frame.

Leave one side open if you are making a compost pile so you can easily roll a wheel barrow in. If you are making a raised garden close off all sides then fill with dirt.
Some garage doors are painted, so be sure to scrape down and sand to remove the paint to keep your garden or compost pile clean.

Create a Green House

If you have a garage door in Cleveland or another area that gets cold, this is a great idea. Turn your old garage door into a mini green house. There are some limitations to this idea, as a steel or vinyl garage door just is not going to help protect against the cold. But if you have a wood or wood composite garage door this really works great.

If you are somewhat handy you can easily do this with a table and jigsaw, some Plexiglas, and screws. On particularly cold nights you may want to consider adding some hay or straw around your plants for extra protection.

Garage Door Headboard

You might want to check with your significant other or roommate before doing this, and it probably won’t work if it’s a newer garage door that looks mass produced, but consider making a headboard out of your garage door.

Back in the day, before they started using vinyl and steel, garage doors were made of fine quality woods like cherry, chestnut, and mahogany. If you have one of these, sanding it down and placing it as your headboard can be a nice room accent. It just goes to show how a little creativity can go a long way when it comes to reusing our old stuff.

Going Green is not only the responsible thing to do but it’s a beautiful thing. Reuse and recycle.
